**Graph from Denver Metro Association of Realtors**
Good news for buyers. Median June home prices in the Denver metro area remained unchanged from the month of May. July is frequently the seasonal peak of prices for the year so buyers might even see prices coming down slightly in the next few months.
Median home price increase year over year is up 7.69% from June 2017. So if you purchased a home last June, chances are good your home appreciated close to 8%.
We are seeing an increase in the number of homes on the market and an increase in the number of days that a home stays on the market. We current have 7,436 homes on the market which is an increase of 15%. BUT the past average number of homes on the market was 17,000. So we are still way below normal, but the trend is encouraging.
