The biggest problem that the Denver metro area has had in the real estate arena is the lack of homes for sale. In February we saw a welcome increase in homes for sale. February 2018 had 6,169 Active Listings which is a 16.6% increase from February of 2017. But that still works out to only around 1.5 months inventory supply of homes. That means that if no one else put their home on the market, the number of homes available would be gone in around 1.5 months. A 4-6 month inventory supply is considered a balanced market between a buyers market and a sellers market. So our inventory level of 1.5 months is still a very strong sellers market - although it's improving some.

The Average Sold Price is up slightly from $438,355 in January to $440,538 in February.
